📜 Registration & Tourist Tax
Under Italian law, all guests must be registered with local authorities (State Police — Alloggiati Web, and ISTAT). The tourist tax is €4 per person per night.
Tourist tax is NOT included in the booking price. The full procedure (document verification + tax payment) must be completed via the Vikey platform before arrival.
Deadline: identity documents for all guests must be submitted by 21:00 on the day of arrival. Without this, access to the apartment cannot be guaranteed.
🔇 Noise & Behaviour
Absolute silence is required after 23:00. Please keep volume low at all times in common areas.
No parties or events of any kind are permitted.
Only registered guests may stay in the apartment. Daytime visitors by prior arrangement.
🐾 Pets
Pets are welcome. Please inform the host at the time of booking and ensure pets do not damage furnishings or disturb neighbours.
🚭 Prohibitions
No smoking inside the apartment or in common areas. Smoking is permitted only on the private terrace using the provided ashtray.
🧹 Cleanliness & Energy
Please wash dishes and do not leave food waste at departure.
Please switch off all lights, air conditioning and appliances when leaving.
Please follow the provided instructions for waste separation and recycling.

Check-out must be completed strictly by 10:00. Late check-out by prior arrangement only.

This was actually our third stay here! The location is unbeatable with the tram and bus just a 2-minute walk away. Having an elevator for the luggage and a pharmacy literally downstairs makes it so convenient for families. We'll definitely be back for a fourth time!
Stefano is an outstanding host. He provided a detailed Google Doc with local tips and restaurant recommendations that were spot on. The apartment is spacious, spotlessly clean, and only 10 minutes from Venice. One of the best organised Airbnbs I've ever visited.
Everything was meticulously planned, from the video check-in assistance to the well-stocked kitchen essentials. We loved the flexibility with our luggage and the quick 10-minute commute to the island. A very safe and quiet area that offers great value.
Seamless experience from start to finish. The welcome guide is the most detailed I've seen, making navigation and check-in effortless. The apartment is bright, clean, and positioned perfectly near the 6L bus. Exceptional organisational skills from the hosts!
The early check-in was a lifesaver since we were travelling with young children. The instructions to find the place were crystal clear and the apartment looks exactly like the photos. The neighbourhood is quiet and safe, perfect for a relaxing stay after a busy day in the city.
It really feels like home! We were a group of four and found the apartment very spacious and cosy. The bus stop is right around the corner, and having a supermarket and pharmacy nearby was very convenient. The hosts are incredibly responsive and kind.
A great find on the mainland. The apartment is near beautiful green spaces and very close to the direct bus and tram lines to Venice. Stefano and Judith were exceptionally helpful and quick to respond to every query. Highly recommend it to anyone visiting the area!
Perfect for our family of five. Even on a rainy day, the apartment was warm and the hot shower was amazing. My son even enjoyed the local ice skating rink nearby! A great way to live and eat like a local while being just a short ride away from the main attractions.
